【Abstract】Property tax is an important policy factor for price fluctuations in the real estate market. Based on the perspective of real estate financial attributes, this paper infers the determinants of housing prices by treating housing as a pure investment object, and analyzes the impact mechanism of real estate tax on real estate prices from the perspective of supply and demand relationship between the panel data of 35 cities. Low housing prices have reduced housing supply, which has played a role in raising housing prices, offsetting the housing price suppression effect caused by the decline in demand, and the sales area has declined due to the dual impact of supply and demand. The property tax is conducive to the sustainable development of the real estate market, but the decline in supply will weaken the effect of the tax system.
